Difference Between RENTAL and LEASE



• Rental is an oral or a written agreement between a landlord and a tenant for a short time period (on a month to month basis) where the tenant agrees to pay a sum of money on a monthly basis whereas lease is a written agreement for a set period of time (usually 1 year).
• While the terms can be changed after a month in a rental agreement, a landlord cannot increase the rent inside the duration of the lease agreement and also cannot evict the tenant from the premises during the time period of the lease agreement.
• Lease provides stability and does not ask the landlord to look for a new tenant frequently. It is, therefore, preferred in places where there is a seasonal shortfall of tenants.

Discovery of DNA "Biological Clock" Could Get Us Closer to Immortality










The identification of the DNA markers associated with aging has brought us one step closer to the ever-elusive Fountain of Youth. UCLA geneticist Steve Horvath just published details about the discovery, and says that this could actually lead to drugs that reverse the pro cess of aging.
"Ultimately, it would be very exciting to develop therapy interventions to reset the clock and hopefully keep us young," Horvath told The Guardian. He studied the methylation of nearly 8,000 samples of healthy and cancerous tissue and found 353 DNA markers that varied with aging. They effectively work like little biological clocks. Interestingly, different types of tissue age at different rates. Whereas the biological age of heart tissue appears around nine years younger than it should, cancerous tissue appears to be an average of 36 years older.
Horvath even figured out how we might potentially reset the clock. Using a technique thatfetched a Nobel Prize for a British and a Japanese scientist last year, he converted adult cells into stem cells and found that the clock on those DNA markers returned to zero. "It provides a proof of concept that one can reset the clock," he said.
The more immediate, practical implications of this research are a little unclear; we don't know yet if the genetic markers control aging or are just a consequence. But let's not get bogged down by specifics quite yet. In a matter of speaking, scientists now have a roadmap to the Fountain of Youth. Now, we just need to hitch a ride. [The Guardian]

Difference Between 1st and 2nd Degree Murder?

• Murders where intent to kill is not premeditated classify under 2nd degree murders.

• 1st degree murder is considered more serious offense than 2nd degree murders.
• Sometimes, degree of murder is decided on the basis of age of the criminal or the circumstances under which the act has been carried out.

Steps to Become More Interesting & Fun

Most people like being around interesting & fun individuals. It’s just human nature. They have good social lives and are rarely bored. I have some very interesting people in my life, and I’ve taken some time to think deeply about what makes them interesting.
In this article we will look into the steps you can take to become a more fun individual.

Be active. Are you having fun when you are sitting at a bench, looking down and not doing anything at all? In order to be fun to be with, you need to be active, to stand up, to be creative. Maybe do a “happy dance” when something good happens, take up a sport, or twirl around to cheer someone up. It works!
Be curious. Know what you’ll be doing later. If you get turned down or rejected, move on. You never know what’s going to happen until you try. Always try to seek out more knowledge or skill in an area that interests you. It will really improve your character. Go ride a bike past the local park or walk to the nearest local hangout spot because you never know who you’ll meet.
Dress funky. If you have a refined style and wish to keep it; try to experiment with brighter and more unique colors. It will make you stand out and seem like a more fun individual.
Make your next holiday an unusual one. Go to an exotic place and do things you would not normally do such as backpacking, climbing a mountain or going on a jungle safari. Or if you have never been on a “party-holiday”, this is a good option too.
Learn to Develop Yourself Socially and Don’t Be Afraid to Take Risks. Stepping outside your comfort zone will make you a much more interesting person. In addition, you may find some things about yourself that you never knew before.
Read, Read, Read. Read both fiction and non-fiction. Read magazines. Read your friend’s blogs. Read random people’s blogs that have taken the time to comment—they probably have something interesting to say. More importantly, read both for purpose and for pleasure.
Be positive and optimistic. Notice the “silverlining” in every situation. Positive people will be attracted by it and cynicism is a very conservative trait. Smile and laugh as often as you can.
List the people who have these traits and prioritize those you would like to spend time with. Remember that who you spend time with greatly affects how your personality develops.
Believe that you’re fun. Really believe in yourself and always tell yourself that you are fun. Think of your friends, even friends that are maybe not so fun, look at what they do that you like to see them do… then do it yourself . The deal is, when you tell yourself this you’ll start acting like it, after all you are what you believe you are.
